What is AI Bias?
AI Bias is systematic unfairness in AI outputs that results from biased training data, design choices, or deployment contexts. AI can perpetuate or amplify existing societal biases, leading to discriminatory outcomes that harm certain groups.
Understanding AI Bias
AI learns from data created by humans—and that data reflects human history, including discrimination and inequality. When AI is trained on biased data, it learns and reproduces those biases, sometimes in ways that are harder to detect than overt human prejudice.
Unlike a person who might consciously try to be fair, AI doesn't understand fairness—it finds patterns in data. If historical patterns include discrimination, AI will treat those patterns as "normal" and reproduce them. This makes AI bias particularly dangerous: it can systematize unfairness at scale.
For real estate professionals, AI bias creates serious fair housing compliance risks. The Fair Housing Act prohibits discrimination based on race, color, religion, sex, national origin, familial status, and disability. Avoid Demographic Proxies
Don't ask AI about neighborhood demographics, "types of people," or characteristics that correlate with protected classes. These prompts invite biased outputs.
Provide Inclusive Examples
When training AI with examples or using few-shot prompting, include diverse examples that represent various client types, property locations, and scenarios.
Question Automated Recommendations
If AI suggests prioritizing certain leads or targeting certain audiences, ask why. Be skeptical of recommendations that pattern-match on characteristics correlated with protected classes.
Use Explicit Fairness Instructions
Include fair housing requirements in your prompts: "Ensure this listing complies with fair housing guidelines and does not include language that could discriminate against any protected class."
