Inpainting
Editing the actual photo while preserving structure — wall lengths, window sizes, ceiling features unchanged. The technical opposite of regeneration.
What it does (the operator translation)
Gemini 2.5 Flash Image inpaints. ChatGPT regenerates. Same prompt, two different results — and one will get a buyer's agent flagging the listing. The Google Developers Blog (Aug 28, 2025) shipped the prompt template that locks Gemini into inpaint mode: "Using the provided image, change only the [specific element]. Keep everything else in the image exactly the same, preserving the original style, lighting, and composition." That sentence is the whole game. Without it, the model will quietly lengthen a wall, widen a window, swap a ceiling fan for a chandelier. With it, only the furniture changes.
Why a working REALTOR cares (the breakpoint)
Phone-First Staging works on inpainted output. Regenerated output produces deal-killing dimensional drift at $1.5M+ Williamson luxury — Brentwood, parts of Franklin, the upper Cool Springs corridor. Nathan Cool, 15-year real estate photographer, told Fstoppers (Apr 7, 2026): "Many AI HDR tools aren't actually editing your photos — they're remaking them. That distinction matters legally." Jason Haber via PetaPixel (Oct 27, 2025) documented buyer harm — a Detroit buyer flagged listings that "appeared significantly larger than the actual tiny loft."
What this is NOT (the category-flip)
Inpainting is NOT "AI photo enhancement." Photo enhancement is HDR, exposure correction, lighting tweaks. Inpainting changes specific elements — adds furniture, removes clutter — while preserving structure. Different category, different risk profile, different disclosure requirement.
