You're Using AI Like Google. That's Why It Lies to You.
You type a question into ChatGPT the same way you'd type it into Google. That's the problem.
Google is a truth engine. It crawls the internet, indexes existing documents, and retrieves pages that match your query. The information existed before you searched for it. Google's job is to find it.
AI is a prediction engine. It doesn't retrieve anything. It generates the next most likely word based on patterns in its training data. Over and over, one word at a time, until it builds a response that sounds coherent.
Those are fundamentally different machines. One finds. The other invents.
68% of Realtors have used AI tools in their business. But only 17% report a significantly positive impact. That gap exists because most agents treat AI like a search engine. They ask it for facts. These all share a trait: you can verify the output against your own knowledge. You read the draft and know if it sounds right. You compare the summary to the original document. You pick the subject line that fits your voice.
The danger zones are different. Truth sourcing. AI will generate legally-perfect-sounding answers that are 100% fabricated. GPT-4o has a hallucination rate of approximately 1.5–15.8% depending on evaluation methodology. That means up to 1 in 6 factual claims could be invented. Judgment calls. AI can analyze numbers, but it cannot tell you if a deal is "good." It doesn't know your client's divorce timeline or their emotional attachment to the neighborhood. Original strategy. AI remixes patterns. It doesn't create novel market strategies from lived experience. And it's not set-it-and-forget-it. The fastest way to lose trust: sending raw AI output to a client.

AI excels at generation and transformation tasks. It fails at truth-dependent and judgment-dependent tasks.
Why Hallucinations Happen (And Why They Always Will)
Hallucination isn't a bug. It's a feature of the architecture.
A large language model works by predicting the next token. Every single word it generates is a probability calculation. "The property at 123 Main Street is zoned..." and the model picks the most statistically likely next word based on its training data. Not the true next word. The likely one.
When you ask AI for facts you didn't provide, it has two options. Decline to answer. Or generate something plausible. Most models default to plausible. They'll produce a confident, well-structured, grammatically perfect response that sounds exactly like truth.
Claude 3.7 Sonnet achieves a 4.4% hallucination rate, one of the lowest measured. That's impressive. It also means roughly 1 in 23 factual claims may be fabricated. In a 500-word market report, that could be 2-3 invented statistics.

The OODA Loop: Trust, But Verify

Observe. Read the AI output. All of it. Not a skim. Actually read what it generated.
Orient. Compare it against what you know. Does this match your expertise? Does this match the facts you provided? Are there claims you can't verify from your own knowledge?
Decide. For every factual claim you can't personally verify, make a decision: verify it or cut it. There's no third option. If you can't confirm a statistic, a legal requirement, a market data point — either look it up or remove it.
Act. Edit the output. Add your voice. Remove anything uncertain. Then send it.
This is the difference between agents who build trust with AI-assisted content and agents who send a client a "market update" with invented statistics. The output quality isn't about the model. It's about the loop.
Always request citations when you use AI for research. If it can't provide a verifiable source, treat the claim as unverified.
Before You Hit Send: The AI Output Audit
- Read the entire output — do not skim and send
- Highlight every factual claim: statistics, dates, legal references, market data
- Ask: did I provide this fact, or did AI generate it? If AI generated it, verify or remove it
- Check tone — does this sound like you or like a robot wrote it?
- Remove any claim you cannot verify with a primary source
- Add your own expertise — personal market knowledge, client context, local nuance
- Never send raw AI output to a client. Ever.

Once you internalize prediction engine vs. truth engine, you stop making the mistakes that erode client trust. You stop asking AI for MLS data. You stop expecting it to know your local zoning code. You stop sending unverified market stats in your newsletter.
