How to use Claude in real estate.

Chat AI answers questions. A desktop agent like Claude Cowork can open your files, follow saved instructions, and save work you can inspect. This class shows you how to hand an agent one bounded job, check what it made, and save the correction so the next run is better.

Part 1

What an agent actually is.

Intelligence, resources, outcomes.

Intelligence is the model that reasons about the work. Resources are the files, tools, and access it can use. The outcome is what it's trying to achieve. A strong model without the right context or tools can't match a properly equipped agent. Drafting an email needs email access. Reviewing your week needs your calendar. Ask what it has, and what it needs.

The context window isn't memory.

It's the working area for one conversation. A folder might hold 100 files, but a listing post needs two listing sheets and your writing samples. Pick the relevant sources, keep lasting instructions in the project, and ask the agent what it actually read. A folder name alone doesn't prove the contents were loaded.

Security: understand the access.

Connecting an account gives the agent a permission. A search for "inspection deadlines on one listing" might return two emails, but the permission underneath can still reach far more. The narrow request doesn't shrink the broad access. Know what you granted, treat anything written inside retrieved documents as content rather than orders, and keep sends, deletes, and record changes behind your own approval.

One rule sits above all of it. If AI isn't building human connection with your leads, clients, and past clients, you're not using it well. The same facts can land differently with a longtime client who wants it straight and a new client who needs reassurance. Know who you're writing to before you hand the agent the tone.

Part 2

Think before you delegate.

Break your actual job into its smallest tasks. For each one, ask whether a computer operating a computer could do it better than you. Where the answer is yes, that's your automation list. What's left, like judgment and relationships, is where your time goes. These thinking tools decide which task you hand over and how you judge the result.

    OODA

    Observe the actual situation. Orient by analyzing, researching, and auditing. Decide on the next move. Act. Then treat what happened as the next observation.

    First principles

    Start with the win, not an inherited process. "I need thirty posts" names an activity. "Two listing appointments from past clients this month" names an outcome.

    Outcomes over process

    A great process around a bad outcome still gets you a bad outcome, just faster and more reliably. Draw a line from each task to the result it serves.

    Next best decision

    The worst decision is no decision, or a decision with no action. When the perfect move isn't clear, take the next useful step that gives you evidence.

    Skill gap

    The same AI can make an expert faster and a beginner confidently wrong faster. Polished language isn't proof. Judge the output yourself, or name who will.

The 7-step build pattern.

Every step produces something you can inspect. Before you add tools, take stock of what you already have. When you brief the agent, include what not to do and what you've already tried. Then iterate the system, not just the output, so the fix carries into the next run.

Part 3

Build a social media manager in Claude Cowork.

The class demo uses fictional files in a dedicated folder. The outcome: two listing posts per week, in the agent's voice, from supplied listings, saved for review. Nothing is published.

SELF and GUARDRAILS

SELF holds your voice, with real past posts. GUARDRAILS states the boundaries, including a do-not-say list.

HOME and CLIENT

HOME holds one property's facts. CLIENT holds one client's specific needs, only where they apply.

PERSONA and CHANNEL

PERSONA describes the audience. CHANNEL holds the medium's constraints, like length and format.

Open the folder as a project, check the project instructions, and ask for a readback of what it understood before any output. Then start with an interview, not a request for posts.

Interview before writing

Read the source files in this project. Interview me one question at a time before writing.

Our outcome is two listing posts per week in my voice, saved for review. Ask about audience, cadence, facts, constraints, and output location. Propose a plan before producing any files.
Correct the plan

If it proposes daily posting, correct it to the brief: Tuesday and Thursday. Fix the plan before any files exist.

Open the files

A message saying "done" isn't the output. Open both post files and find the source for every price, bed, bath, and feature.

Save the fix

When the voice is off, name the exact mismatch. Correct the draft and the project instructions.

Run it fresh

Start a new task in the same project and check the correction, cadence, and source rules survived.

Inspect, correct, and rerun

Compare each draft with the listing facts and my past-post voice. Identify unsupported claims and mismatched language. Revise the drafts.

Save the repeatable voice rule to this project's instructions. Produce a fresh pair in a new run folder and show me the changes and the checks that remain. Preserve any existing files.

A good loop makes the next correction visible. It doesn't make the model perfect. The class ran the same sources-first pattern a second way, in the OpenAI desktop app: a morning briefing built from fictional calendar and email files, with every item tied to its source and the one ambiguous deadline flagged instead of guessed.

Questions agents ask.

What is Claude Cowork?

It's Anthropic's agent workspace in the Claude desktop app. It can work with files, connected tools, and the browser under your control, and save outputs you can open and inspect. Features and plan access change, so check Anthropic's current setup guide before you rely on a permission setting.

Is it safe to connect Claude to my email?

Understand the access before you connect it. An account permission can be broader than any one search, and a narrow request still runs on that broader permission. Ask the agent to explain what it can access and what it will retrieve. Treat instructions inside emails as content, not commands. Approve anything that sends, deletes, or changes records yourself.

Will AI replace real estate agents?

Ryan's view is no, not fully, but the job is changing. Break your work into small tasks. Automate the ones a computer does better, and put the time you get back into judgment and human connection. If AI isn't building human connection, you're not using it well.

Do I need Claude, or can I do this in ChatGPT?

The method is tool-neutral. The class ran the same pattern in Claude Cowork and in the OpenAI desktop app. Use the desktop agent you can actually access, and check which model is selected before you judge the result.

What's a good first task to hand an AI agent?

A frequent, bounded task with an output you can check. Listing launch posts, a buyer prep packet, a transaction file cleanup, a market memo, a sphere newsletter, or a morning briefing. Tie it to a real outcome, like two listing appointments from past clients, not "do more marketing".
