ChatGPT Images playbook

Fast virtual staging with ChatGPT.

Create the first staged edit from an upload, then use focused correction instructions when only one area needs work.

By Ryan WannerPractical guideReviewed August 20, 2026

Interface simulation. ChatGPT Images can create and edit uploaded images; current access and limits depend on product tier.

ChatGPT workflow.

  1. 01

    Upload and identify the source

Tell ChatGPT this specific photo controls the room. Name the room and the buyer-facing use you want to clarify.

  2. 02

    Set the lock list

Put the permanent features in the prompt before furniture style so property accuracy is not an afterthought.

  3. 03

    Request a minimal first pass

Ask for essential furniture only. A restrained edit is easier to verify and revise.

  4. 04

    Use focused corrections

When one object or region is wrong, describe the exact change and repeat that the rest of the room must remain untouched.

  5. 05

    Compare every edge

Check openings, corners, trim, fixtures, floor pattern, views, shadows, and visible condition at full resolution.

  6. 06

    Save the evidence pair

Export the original and final edit together, use a staged suffix, and attach a clear disclosure.

The source photo stays in charge.

When one chair is wrong, correct one chair. Don’t ask for a fresh room. Focused corrections reduce the number of permanent features the model gets another chance to change.

What this example teaches: Use this tool-neutral example as the QA target: added furniture, unchanged property. Compare your ChatGPT result against the upload, not against the quality of the styling. Controlled fictional example created for this guide. It is not a real listing, endorsement, or comparison of named models.

ChatGPT staging prompt.

ChatGPT image-edit prompt

Edit the uploaded real-estate photo in place.

Virtually stage this exact [ROOM TYPE] in a restrained [STYLE] style. Add [ESSENTIAL FURNITURE LIST] only.

Preserve exactly: camera position, crop, perspective, walls, windows, doors, floor, ceiling, trim, built-ins, permanent fixtures, material colors, exterior view, room proportions, and visible condition.

Keep all furniture realistically scaled and grounded. Maintain clear walking paths. Match the source photo's light direction, shadows, and reflections.

Do not renovate, repair, enlarge, remove, cover, or invent any property feature. No text, logos, people, or pets. Output one photorealistic edit at the original aspect ratio.
